A TC, or "transaction coordinator," handles the work that happens "behind the scenes" of a real estate transaction. A TC is a separate role and involves different responsibilities than an admin or assistant (see next question).
We are glad you asked! A TC is in charge of tasks like writing contracts, scheduling inspections, preparing Amendments, scheduling a closing time, ensuring everyone stays on a timeline, etc. An assistant or admin handles tasks like taking/picking up lockboxes, putting signs in yards, receipting option/earnest money, making client phone calls, etc.

Think of it this way, if it's done from behind a computer screen, it's usually a TC responsibility.
While we would love to take your money...no. Here's why: we believe that the "client facing" interactions (meaning the parts of the business the client sees...signs, delivering option money, phone calls to discuss updates, etc.) need to be done by the agent themselves or someone associated exclusively with the agent. Why? It's not our job to create a relationship with your client. In fact, if you think about it long enough, you don't want that either!
Nope, sorry! We believe that for us to do our jobs to the best of our ability, we need to start the file from the very beginning. If we pick up in the middle, there's a good chance of miscommunications and overall frustration. That wouldn't "simplify your life," would it??
Yes, most of our TCs are licensed Realtors. While we understand your concern, we simply have the license primarily for credibility and designation purposes. Now, that's not to say we won't be doing deals every now and then; we will. However, our passion isn't in sales, it's in the "behind the scenes" work that a TC is responsible for...we prefer to keep the deals together, not bring them together.
That being said, if we have the rare instance of doing a transaction with one of the agents we represent, rest assured a different TC will be assigned to your file. We wouldn't want to risk any kind of conflict of interest.
If an offer is progressing through the transaction process but is terminated after the option period, the represented agent will be charged $200 for services rendered. If it is terminated before the option period, no payment will be required!
We know that different agents/brokerages use different document and compliance systems, as well as require various forms, processes, etc.! Lucky for you, we love figuring it all out. More than likely, we already have experience with the system you use, but even if we don't, it's our job to figure it out! We may need a bit of help from you in the beginning, but we'll take it from there.
A "vanity website" is a term we made up (I think)! Basically, it is a website that looks pretty and gives your name an online presence. It's a domain you can build email addresses on and have to put on your social media, business cards, etc.
It is not "fully functional" meaning we do not include an IDX feed or visitor account creation (Zillow wins that contest every time).
